[Bush spreading democracy] I also read that warlords including the ones that have killed Americans such as Sader’s Militia are getting to control their own areas. In other words the predictions that the Democrats and others in the Republican Party have made over the last few years are coming true. Iraq is not going to be a centrally governed democracy because some of the warlords taking over regions are against having a central government. They want their own little fiefdom. In fact things are going so great in Iraq that the northern Iraqi Kurds are fighting against the Turkish military. So Kurdish Iraqis are fighting against a NATO organization. How wonderful? When we leave Iraq it will be none the better off then it was. Did you also read that Iran is paying millions to help Iraq rebuild? Isn’t it great that Iran, that wonderful nation, is helping restore its friendship with Iraq and sending tons of money to help Iraq rebuild. Did you also read that the government of Iraq wants American military contractors out? Take a day and read all of the news. Don’t just read and listen to American news listen and read articles and reports from other countries too. Iraq is going great. The flowered parades and free candy cannot be more then a year ahead can it? Rumsfeld promised us the parades would begin 6 1/2 years ago. It’s a delightful place. "Honey hand me those rose colored shades over there and turn up O'Reilly". |

[Good realtors deserve money] What a lot of people don’t know is that realtors are self-employed independent contractors who get no salary only commission (how many would want to go without a known paycheck). The fact is that realtors mostly get only 1/2 of a typical 6% listing. Another mostly unknown fact is that they have to split that 3% with a broker (a realtor must work for a broker) anywhere from 50/50 to 90/10 depending on their contract. Some even have to pay a desk fee and for color copies. After that they have to buy expensive color ads, error and special car insurance, office supplies, web sites, monthly and yearly dues, signs, postage, promo branded items, etc. A good realtor will get you more for your house in a slow market than a warehouse, discount outlet realtor which brings cheaper clients. Most good realtors earn it. |

[Real Estate Agents] I'm not sure why people are singling them out vs any other occupation. We just bought a house in the keys and if someone thinks they could have sold us one without an agent, they're very mistaken. Our search spanned over a year, and included, at least 4 full days worth of house visits--a heck of a time investment by the realtor with no guarantees we would buy. On the selling side, we just sold a house in another state, and it was the same thing--they fielded so many calls, hosted a ton of visits, and guided everything through the closing. Our closing ended up with a bit of a terms and conditions debate, and our realtor negotiated it with the buyer’s agent. So don't look at the return on the sale, look at the effort involved. Maybe 1 of 10 buy, and they spend 40 working days on it. They carry the advertising costs, office expenses, travel costs, etc. It's a very competitive market too so weaker agents won't cut it for long. I look for successful agents to work with, not cheap ones. You get what you pay for. |

[Realtors] I am going to make a guess and say that the person who feels there should be a flat fee for a Realtor selling a house weather it is $500,000 or $5M and for sale by owner has never bought or sold a house. Just think about a $5M house or even a $1M house. Think about the buyers of such houses. Do you think Donald Trump drives around and looks for a "For Sale By Owner" sign in the front yard? If you wish to sell your house by owner, please do. A Realtor will gladly sell your next door neighbor's house. Most by owner sellers end up listing their house after a year of failure trying to sell it them self. There is no shortage of listings these days. |

[Realtors] How about some facts? How many hours of actual work does it take to sell a $400,000 house? How many to sell a $1,000,000 house? I'd bet they are pretty similar. How much do you spend to advertise each? How about paying realtors actual expenses and perhaps $100 an hour (pretty high pay for semi-skilled labor) for the time they actually spend working on selling my house. However, at 6% a $400,000 house amounts to $24,000 commission. From what I've seen they rarely work 40 hours showing and processing paperwork to sell a single house, let alone a couple of hundred hours. I seriously doubt if they spend $10,000 advertising such a house, either, but if they did they'd still have to put in 140 hours to earn a mere $100/hour. The main reason they are starving here is that there are too many of them. |

[Realtor Commissions: procedure the same for a $5000 shack or a $5 mil estate] Yes, the “closing” procedure is the same--after you have a willing buyer! The art is finding a buyer. It is up to a realtor to market a property. Take a look at the DuPont Registry, Florida Sportsman, even the Keynoter and the Citizen, maybe even on this web site. You'll find ads to sell properties on all of them. All of those ads cost real money and help people sell their houses. Who pays for the ad, the artwork, and the photography? The realtor pays out of his or her pocket and all of it on speculation, whether the house sells or not. There are three different realtor associations in the Keys: Upper, Middle and Lower that provide computerized Multiple Listing Services. They cost over $1,000 a year to belong to each of them, so that a house for sale in Key West can be found by a potential buyer in Peoria by standardized criteria like location, price and floor space. Holding a real estate license requires continuing education and license fees--all paid by the realtor. Who fields all the phone calls and decides who should get into see your house? How do you know they're qualified to buy? Who can structure a deal that will get the house sold? You, who might sell a few houses in a lifetime or a realtor who might sell a dozen in a year? There are times when the market is such that all you have to do is to price your house right and stick a sign out in front of your house to sell it. This is definitely not one of those times. |

informed buyer already knows through the MLS what is available in
their price range and qualifications. They would ask to see that house
with the 4% commission. If I found out a realtor, who was supposed to
be working for me, was neglecting to show my houses because of the
commission I would be over at the next realty firm so fast it would make
your head spin. And I would be telling others too. Word of mouth is
very effective in a small town. Yesterday
afternoon I ran into Monroe County School Board Member John Dick
in Key West. He told me to keep writing, the Keys need me. Hard to
imagine any school kids tuning to what I’ve been writing, but perhaps
I’m underestimating school kids, comparing them to the slug I was when I
was a school kid, about as interested in government and politics as I
was interested in going to school and working for my father’s company
during the summers. Back in those days, the only thing I wrote was what
I was made to write in school, which I enjoyed about as much as I liked
going to school and working for my father’s company in the summer.I told John that I’m scheduled to speak next January 10 ( 1 p.m.) at Kirk of the Keys Presbyterian Church, for that week’s Marathon Library Coffee and Books gathering. “Keys Politics” is the topic. I’ll be promoted as the author of GoodMorningKeyWest.com, and introduced at the meeting by County Commissioner George Neugent. Poor George, the company he keeps, what a reputation he’s developing. What do I know, maybe he’ll end up being my campaign manager when I run for dog catcher. Maybe that won’t bother Bicycle Joanie Nelson too much. I don’t remember her ever saying she wanted the job. Meanwhile, back in Weirdville, I early-voted yesterday at the Elections Office in the government building kiddie-corner to the Green Parrot on Whitehead Street. Took me about two minutes to fill out the information form and then write “Sloan Bashinsky for Mayor” over Jimmy Weekley’s and Morgan McPeherson’s names on the ballot, and black out the ovals for Ty Symroski for Utility Board and Bahama Conch Community Land Trust’s referendum, and the oval for the City of Key West needing voter approval for any land it annexes or buys in the future. On Monday, the Iraq government took over the control of security in Karbala province, a Shiite enclave. That’s the 8th province recently turned over to the Iraq government by U.S. forces. Not only that, Imams at Baghdad mosques are calling worshippers to expel al-Qaida from the area, labeling them as "false mujahedeens" or false holy warriors, according to an AP report. Has this good news been previously delivered to us by the big media, or have I just missed it? Damn, that sure sounds like great news to me. Is it possible that we’re getting ahead of the game? That loud “oh shit” you just heard was from your Bush Bashing pals in your ’hood who just heard the news. |

Another economics lesson for those claiming that the Real Estate agents should lower their rates now: You have it ass-backward. When it's easy to sell a house, there are lots of fair-weather realtors out there ready to drop their rates, because they can sell more houses to make up for it. But times are hard now, so the fair-weather discount realtors are gone (they can't sell anything now with the level of service they were providing), leaving the hard-working more expensive realtors to sell your houses.
Whoever thinks that the average realtor is driving a Lexus or a Mercedes must only be looking at the Spottswood or Bemke ads. Most realtors are barely getting by, driving high-milage PT Cruisers and such. The "hard-working" statement isn't a joke, they will not be able to sell the house unless they work it. When they're able to sell the house, they have earned their commission. Sure there are half-assed realtors who don't work the listing and waste everyone's time when it doesn't sell. Any ire directed that way is clearly warranted. But plenty of them do earn the money. It ain't all just "paperwork". Most realtors know that houses are overpriced. It's the sellers who won't drop the price. Believe me, every realtor in the keys is pushing those who're listing with them to lower their asking prices. It just takes time. |

"regular" at the BOCC meetings for the past year and half. I am there
from beginning till end, and if there is an issue I oppose or support, I
speak. So, I go up to the podium regularly. |

Regarding Sloan Bashinski's insistence that everyone needs to read the Blue Paper's hatchet job about Weekley and TAMPOA.
He dredges up the old "cat thief" thing again since he knows how relevant that is these days. He repeats all the common misconceptions about the Southard Street agreement. Then adds this false statement: "Not surprisingly, Weekley told US1 Radio newsman Bill Becker that he would push for implementation of the controversial 2000 agreement with TAMPOA." I listened to that interview and he said no such thing. He didn't state that he'd "push" for anything. He merely stated that he could see Southard St being closed late at night when the park is closed.(What would that hurt?) That's not anything like the agreement that the city had made and then balked at. Dennis goes on with: "That’s why we call Jimmy Weekley TAMPOA’s Boy. Make no mistake about it. He is the TAMPOA candidate and he has openly admitted that if elected, he will try to use his position to push the TAMPOA agenda--including restricting traffic on Southard Street and screwing over the residents of Bahama Village." Weekley has neither said nor implied any such thing. Many in Truman Annex, too, are wary of Jimmy, but since he's not overtly antagonistic against any individual or neighborhood as Morgan has been, it's understandable when many of them lean in Jimmy's direction. Would you vote for a mayor who openly speaks poorly of your neighborhood? There's really no connection between Jimmy Weekley and TAMPOA except in Dennis' warped imagination. Yet Dennis characterizes the election as being "McPhearson vs TAMPOA". The last I heard, Jimmy got over 3100 votes in the last election, while there are less than 200 registered voters in the Truman Annex (and undoubtedly even less who actually voted). |

I had a realtor tell me I should reduce the price because of the great profit I was making and didn't have a mortgage. I told the idiot, “I made the investment and was lucky. If you want to give the buyer several thousand off my house cut you commission.” I feel sorry that they have to get jobs like the rest of the world, that's life. They should sell their $50,000 to $75,000 cars if they need money. Houses sell houses--not realtors. They fill out the paper work. (Did p.o. all the realtors?) |

Gosh, yesterday’s poster was really down on the country. Yeah, we are in for a rough patch, but one thing you can learn is to invest in oil (and the ride has been just super). If you want to keep up you have to be alert to what is making money and steer your little pile that way and then the old pile is too heavy to lug around and you can share with the family. There are plenty of ways to make money, and the way the dividend payments are coming in most of us can't spend it quick enough before Hill and Bill try to take their chunk. I assure you that the majority of the mega rich have all ready moved the big bucks off shore to keep it from their grasp. Lower taxes mean more jobs and investment for business in America. Just keep on clapping at higher taxes on the rich all the way thru the recession that Hills' taxes are going to cause. Dems all ready have most of the power of the House and Senate since the last election and we have been making steady progress backwards since then. You just do not realize that the mega rich are not going to change their style of living one iota, but they just hold back on infrastructure investment (less jobs) and don't replace workers who retire or move (less jobs) and don't build that new factory until they get the tax incentives they need (less jobs). Unless you are all ready wealthy no one is going to give it to you so you need a good job to make it! Who
else can you work for (as an independent contractor, person on the line,
time clock puncher etc) except rich people. Without them hiring me years
ago to do what I did I wouldn't be down here in the winter fishing. God

I see someone brings the
Realtor's commission back in the picture. My guess is the person who
wrote this is either someone who has no clue about business or is one of the
carpet bagger Realtors who will lower themselves to a lower commission.
Let's just go over a common economics lesson here and cover a bit of
business as well. There is one exception where too much money may be charged. Some local Big Pine Key Real Estate firms will tell you they charge 7% and your home will get shown more because of that. Make sure you ask them if it is a 3.5% split with the Realtor who brings the buyer. A company will very often will keep 4% and split 3% with the Realtor who brings the buyer. You are paying more and getting nothing extra in return. That is an extra 1% for nothing. If that happens word gets around and their listings actually get shown even less because the buyer's Realtor feels they have been cheated. If your house is listed with a Realtor at a 7% commission be sure to ask to see the "Agent" version of the MLS print out that shows the commission split as 3.5%. I'm glad I retired from selling Real Estate. |

I agree with the comment on the real estate sales percentage in the Keys. Nothing is moving, yet the realtors insist that they get their 6%. I am guessing most of those Lexus-driving women are just dabbling in real estate and don't really need to earn anything as they are living off of their husband's money. Maybe they should open up gift shops in Key West and leave real estate to the professionals. |

[SCHIP] We’ve read a lot about health care and socialized medicine here, but it’s hard to figure out just how many kids are deprived of health care because the parents just don’t make enough money to pay for it. One set of statistics says that the health care needs of 31.1 million kids were covered under Medicaid and another 7 million were covered under the existing SCHIP program during 2006. That’s about one half of all the kids in the USA. The new Democrat SCHIP legislation would “extend” coverage to 10 million children and would remove 2 million children from the private health care market at an additional cost of 35 Billion over the next 5 years. That adds up to 51.1 million kids who would be covered by tax paid medical services. We’ve got about 73 million American kids, so that’s 68% of all our kids. The Democrats propose to pay for this new entitlement with taxes on tobacco products. The Herald says that cigars will cost an additional $3 apiece, and cigarettes an additional $1 per pack. You’ve got to wonder how long the smokers will be around to pay that tax, and who will pay for it after they’re gone. Frankly, I think it’s a lot of crap, I don’t believe that anywhere near 68% of our families can’t pay for their kids’ medical care. Do you? Do you personally know any kid who has been refused life saving care because the parents couldn’t pay? |

Someone asked about the Keys having a reputation about being gay. I wish that reputation would become true. The gay community is one of the most upscale classy groups of people around. Real estate agents still refuse to drop their percentage of sale commission. That’s funny to me. A lot of them are now doing lawn care, used car sales and whatever to survive. We tried to tell you last year to drop your rates and you would not listen, so sink, very deeply. By the way, it will be at least another year before it even starts to rebound--if that soon. Sometimes it pays to listen to the consumer and make adjustments accordingly; obviously most of you assumed that this could never happen to the real estate business. Therefore you maintained your stubborn "they will pay my rate or else". Well, guess what, it’s "or else" time. |
